I am going to start off saying that if you want someone who is going to take a personal interest in helping you through the home buying process, then Vance at Rally Point Mortgage is going to exceed your expectations. But why should you believe me? Let me tell you the story of how my wife (Sheila) and I (Mike) finally got into our home with the help from Vance.
Five years ago (September 2015) we found a home we liked and made an offer contingent on the sale of our current home. However, due to poor realtor effort the sale did not go through so we decided to wait a year and pay off some debt so we did not have to make a contingent offer on our next attempt.
About four years ago, late 2016, we started working with another realtor who introduced us to Vance from Rally Point Mortgage, we were told Vance has a good reputation with helping out veterans and working with VA loans. During our first meeting with Vance, we discussed our goals for a home and what amount we thought we needed to get pre-approved for. This meeting lasted about 3 hours. Vance also made sure he took the time to share his motivators and explained how he works with active duty and veterans from all over the world. Meaning he made himself available all hours to accommodate them no matter where they were in the world.
Well, about 6 months into this second attempt (1 years into this now), we thought we found the home we were going to make an offer on; however, the home was about $100k more than we were expecting because we didnt realize how fast the market prices grew. On a Sunday, sitting in the driveway of the house we were looking to purchase, we called Vance and asked him if our credit was good enough to get approved for this house. Within a couple of hours he was able to run the numbers and ensured us we would be good to go. Unfortunately, several things sat heavy with us and we decided against this house. Through the next year we ran through a few agents with the realty agency we were using and were not happy with the quality of service we were getting. Through one of Vances calls checking in on us, we voiced our unhappiness and he recommended another realtor he had worked with that had a good personal relationship with their clients. Right away, around October 2017, our new realtor introduced us to a builder whose style of home fit us. Yet again, the market prices surprised us and we were calling Vance for help to see if our credit was good enough to exceed the max VA home loan numbers. He explained our credit would be good but talked us through the 25 percent down for the difference (Loan VA max). He made sure we were well informed so there were no surprises.
There we were, March 2018, finally deciding on a home and signing a builders contract. We were told we would move in 6 months from breaking ground. End of July 2018, they broke ground. We were told there was a chance we could still be in by Christmas. Riiiiiight. . . . .. Through all this time Vance kept checking in on us to see how things were going and updating us on the interest rates, trends, and forecasts.
Here it was the beginning of January 2019 and the market was saying interest rates were about to rise but the builder would not give us an estimate to when the house would be done so we could lock in an interest rate. Mind you, they broke ground end of July 2018, so the house should have been finished 6 months later, end of January 2019. We had to work closely with Vance to try to guess when this house would be finished. We were able to do a 3 month lock on January 2 taking us to April 2nd.
There we were again, end of March 2019, stressing because the house build, lender appraisals, and closing was coming down to the wire for us losing our interest rate lock. Although all this delay was due to the builder finishing the house in an untimely manner, all the stress for closing seemed to fall on Vance. He had to motivate the lender and appraiser to get the paperwork done promptly. I wish I could say I was sorry this happened, but I cant. While all these builder delays were going on and we were looking at our options with interest rates, Vance found another lender that we could delay 2 weeks and save ourselves a percent in interest rates, but then we would have to pay the builders construction loan rates. I am not sure exactly how it worked out, but in the end Vance got the original lenders to beat the interest rate by over a percent and we didnt have to delay the 2 weeks. Vance took on a lot of our stress and ended up saving us quite a few dollars. We were so happy with his service, we recommended him to our new neighbors getting their home built across from us. The neighbors are not veterans and apparently Vance found them a lender with rates that no one else could match!
Let me say it again, in our experience Vance is there for the long hall to help you get what you need, and achieve your dreams. By the end of our process he could have easily just told us this is the process and collect his fees; however, he worked his ass off, took on our stress, and found a way through his lenders to save us lots of dollars. I hope I can thank him for his effort by finding him more clients, especially veterans and active duty who need to entrust their needs to someone while they are away. – Mike and Sheila

Vance was highly recommended by a friend as we were getting ready to move to Olympia/Tacoma area. We had a very small timeframe so we wanted thing to align and work as smooth as possible. Hiring someone that understood the military lifestyle was one of our criteria.

First few conversations was about my family’s goals and standards. He quickly understood and assured that he can even link us in with a good realtor and get everything taken care of. A huge plus here is that both him and the realtor he recommended seem to share the same ethics and they also seem to go about business with the same degree of passion, this made the process comfortable and quite seamless.

We were able to get pre-approved before arriving in the area. Within a month of arrival to the area we were able to find, go under contract and close on our new home.

One of the big advantages about Vance that worked well for us was that he did not have restricting business hours. We could basically reach him 24/7. If he didn’t answer, he’d return our call promptly.

Another highlight is that his friendly personality was consistent with his character, which to me says he is genuine. It is for this reason I decided to keep him as a trusted friend and provide him a write up of my experience.

His knowledge about the mortgage process is far above all brokers I have ever done business with. I remember calling Vance to inquiry about some details; despite not having his computer at the moment, he was able to walk through the details as if he was looking at my documents, now that was impressive!

One of the things I do admire is his passion and commitment to his clients, ensuring the highest quality of care and service. He was always professional yet amicable.

Working with Vance was extremely easy. We did a second tier VA loan FROM Missouri for a home in Washington and he made it significantly more simple and less stressful than I imagined. He was always very responsive and provided very detailed emails when we had questions or he required information/documents. We had an issue with the mortgage company and we were all told we couldn’t close on time (would be a day late); this was problematic since my husband was traveling cross country for work the next day. Anyways, Vance somehow got them to work over the weekend and we closed on Monday, the original date. We highly recommend using Rally Point Mortgage! If you’re wondering “why use a broker?” It’s easy.
